If you are arranging a Re-Mortgage, much of the procedure will be similar to that of a purchase.
It will be necessary for us to check the Title to your property, carry out any relevant Searches, check your Mortgage Offer and obtain a redemption figure on your existing Mortgage.
Once all documents have been signed and a completion date agreed, our Conveyancing Team will arrange for your existing Mortgage to be repaid using your new Mortgage Advance, account to you for any balance and arrange for the registration of your new Mortgage at H M Land Registry. Once the registration formalities have been completed, we will forward a copy of the H M Land Registry Property Register to you for your information.
If there is a negative equity situation our Conveyancing Team will need to collect any shortfall from you, by way of cleared funds, prior to completion taking place.
We will aim to draft a mortgage report within 5 days from receipt of the mortgage offer. A mortgage report can only be drafted subject to us being in receipt of signed terms of business letter and identification. When we are in receipt of signed mortgage documentation and up to date redemption statement for any current mortgage which may be registered against the property, we will aim to complete the transaction within 7 days.
